REPORT OF BARNSTABLE COUNTY REAL ESTATE ACTIVITY

FOR THE MONTH OF APRIL 2025

SALES VOLUME & VALUE DIP, MORTGAGE VOLUME RISES!

Barnstable County Register of Deeds, John F. Meade, reports that the volume of real estate sales in April 2025 was down 8% from April 2024 volume and the total value of sales fell 3.8% from the previous year. The median individual property sale value was down 2.9% from the previous year.  There was a 16.7% increase in the volume of mortgage activity from April 2024 levels.

Year to Date: Volume of Sales is down 2%; Total Value of Sales is up 11.1%; Individual Sales Value is up 3.3%; Mortgage Volume is up 10.1%.

Register Meade reports that there were 423 deeds recorded at the Barnstable Registry of Deeds in April 2025 with stated sales values above $50,000.00 representing a stated value of $388,035,702.00 in county-wide real estate sales. Based on all property sales valued above $50,000.00, the median sale price of property in Barnstable County in April 2025 was $675,000.00.

There were 734 mortgages recorded with values above $50,000.00 in April 2025 with a total value of $388,035,702.00. The median mortgage amount, commercial, residential, or other, was $354,183.00.

By way of comparison, there were 450 deeds recorded at the Barnstable Registry of Deeds in April 2024 with stated sales values above $50,000.00 representing a stated value of $403,472,018.00 in county-wide real estate sales. Based on all property sales valued above $50,000.00, the median sale price of property in Barnstable County in April 2024 was $695,000.00.

There were 629 mortgages recorded with values above $50,000.00 in April 2024 with a total value of $290,748,115.00. The median mortgage amount, commercial, residential or other, was $335,000.00.
