SNOWY WEATHER IMPACTS SALES!

Barnstable County Register of Deeds, John F. Meade, reports that the volume of real estate sales in February 2026 was down 21.6% from February 2025 volume and the total value of sales dropped 28% from the previous year.  The median individual property sale value rose 1.6% from the previous year.  There was a 5.3% increase in the volume of mortgage activity from February 2025 levels.

Year to Date: Volume of Sales is down 13.4%; Total Value of Sales is down 23%; Individual Sales Value is down 1.5%; Mortgage Volume is up 8.4%.

Register Meade reports that there were 236 deeds recorded at the Barnstable Registry of Deeds in February 2026 with stated sales values above $50,000.00 representing a stated value of $191,846,559.00 in county-wide real estate sales. Based on all property sales valued above $50,000.00, the median sale price of property in Barnstable County in February 2026 was $635,000.00.

There were 536 mortgages recorded with values above $50,000.00 in February 2026 with a total value of $344,435,538.00.  The median mortgage amount, commercial, residential, or other, was $399,000.00.

By way of comparison, there were 301 deeds recorded at the Barnstable Registry of Deeds in February 2025 with stated sales values above $50,000.00 representing a stated value of $266,139,215.00 in county-wide real estate sales. Based on all property sales valued above $50,000.00, the median sale price of property in Barnstable County in February 2025 was $625,000.00.

There were 509 mortgages recorded with values above $50,000.00 in February 2025 with a total value of $252,519,788.00.  The median mortgage amount, commercial, residential, or other, was $336,000.00.
