FOR THE MONTH OF AUGUST 2026

SALES VOLUME DIPS, INDIVIDUAL VALUE RISES!

Barnstable County Register of Deeds, John F. Meade, reports that the volume of real estate sales in August 2026 was down 5.8% from August 2025 volume and the total value of sales rose 10% from the previous year.  The median individual property sales value rose 7.2% from the previous year.  There was an 8.8% increase in the volume of mortgage activity from August 2025 levels.

Year to Date: Volume of Sales is up 2.3%; Total Value of Sales is up 4.4%; Individual Sales Value is up 1.2%; Mortgage Volume is up 15%.

Register Meade reports that there were 452 deeds recorded at the Barnstable Registry of Deeds in August 2026 with stated sales values above $50,000.00 representing a stated value of $475,870,897.00 in county-wide real estate sales. Based on all property sales valued above $50,000.00, the median sale price of property in Barnstable County in August 2026 was $707,500.00.

There were 717 mortgages recorded with values above $50,000.00 in August 2026 with a total value of $435,205,831.00.  The median mortgage amount, commercial, residential, or other, was $400,000.00.

By way of comparison, there were 480 deeds recorded at the Barnstable Registry of Deeds in August 2025 with stated sales values above $50,000.00 representing a stated value of $432,581,557.00 in county-wide real estate sales. Based on all property sales valued above $50,000.00, the median sale price of property in Barnstable County in August 2025 was $660,000.00.

There were 659 mortgages recorded with values above $50,000.00 in August 2025 with a total value of $515,062,085.00.  The median mortgage amount, commercial, residential, or other, was $370,000.00.
