REPORT OF BARNSTABLE COUNTY REAL ESTATE ACTIVITY
FOR THE MONTH OF MARCH 2026
Barnstable County Register of Deeds, John F. Meade, reports that the volume of real estate sales in March 2026 was up 5.2% from March 2025 volume and the total value of sales rose 8.4% from the previous year. The median individual property sale value rose 3.9% from the previous year. There was a 30.1% increase in the volume of mortgage activity from March 2025 levels.
Year to Date: Volume of Sales is down 7.2%; Total Value of Sales is down 12.8%; Individual Sales Value is down .01%; Mortgage Volume is up 16.2%.
Register Meade reports that there were 366 deeds recorded at the Barnstable Registry of Deeds in March 2026 with stated sales values above $50,000.00 representing a stated value of $345,973,380.00 in county-wide real estate sales. Based on all property sales valued above $50,000.00, the median sale price of property in Barnstable County in March 2026 was $665,000.00.
There were 808 mortgages recorded with values above $50,000.00 in March 2026 with a total value of $417,746,928.00. The median mortgage amount, commercial, residential, or other, was $400,000.00.
By way of comparison, there were 348 deeds recorded at the Barnstable Registry of Deeds in March 2025 with stated sales values above $50,000.00 representing a stated value of $319,149,212.00 in county-wide real estate sales. Based on all property sales valued above $50,000.00, the median sale price of property in Barnstable County in March 2025 was $640,000.00.
There were 621 mortgages recorded with values above $50,000.00 in March 2025 with a total value of $310,944,366.00. The median mortgage amount, commercial, residential, or other, was $320,000.00.
