SALES VOLUME JUMPS & VALUE RISES!
Barnstable County Register of Deeds, John F. Meade, reports that the volume of real estate sales in April 2016 was up 45.6% from April 2015 volume and the total value of sales was up 21% from the previous year. The median individual property sale value was up 4% from the previous year. There was a 2.5% increase in the volume of mortgage activity from April 2015 levels.
Year to Date: Volume of Sales is up 28.4%; Total Value of Sales is up 20.4%; Individual Sales Value is down 3.3%; Mortgage Volume is up 4.7%.
Register Meade reports that there were 658 deeds recorded at the Barnstable Registry of Deeds in April 2016 with stated sales values above $50,000.00 representing a stated value of $298,979,237.00 in county-wide real estate sales. Based on all property sales valued above $50,000.00, the median sale price of property in Barnstable County in April was $336,042.00.
There were 1,108 mortgages recorded with values above $50,000.00 in April with a total value of $391,871,713.00. The median mortgage amount, commercial, residential or other, was $247,710.00.
By way of comparison, there were 452 deeds recorded at the Barnstable Registry of Deeds in April 2015 with stated sales values above $50,000.00 representing a stated value of $247,144,922.00 in county-wide real estate sales. Based on all property sales valued above $50,000.00, the median sale price of property in Barnstable County in April was $323,000.00.
There were 1,081 mortgages recorded with values above $50,000.00 in April with a total value of $360,778,196.00. The median mortgage amount, commercial, residential or other, was $248,000.00.
