Barnstable County Register of Deeds, John F. Meade, reports that the volume of real estate sales in February 2016 was up 25.1% from February 2015 volume and the total value of sales was up 24.7% from the previous year. The median individual property sale value was down 6.5% from the previous year. There was a 9.1% increase in the volume of mortgage activity from February 2015 levels.
Year to Date: Volume of Sales is up 16.8%; Total Value of Sales is up 19.6%; Individual Sales Value is down 4.7%; Mortgage Volume is up 10.5%.
Register Meade reports that there were 429 deeds recorded at the Barnstable Registry of Deeds in February 2016 with stated sales values above $50,000.00 representing a stated value of $202,272,316.00 in county-wide real estate sales. Based on all property sales valued above $50,000.00, the median sale price of property in Barnstable County in February was $308,500.00.
There were 948 mortgages recorded with values above $50,000.00 in February with a total value of $324,241,076.00. The median mortgage amount, commercial, residential or other, was $209,684.00.
By way of comparison, there were 343 deeds recorded at the Barnstable Registry of Deeds in February 2015 with stated sales values above $50,000.00 representing a stated value of $162,222,007.00 in county-wide real estate sales. Based on all property sales valued above $50,000.00, the median sale price of property in Barnstable County in February was $330,000.00.
There were 869 mortgages recorded with values above $50,000.00 in February with a total value of $376,045,274.00. The median mortgage amount, commercial, residential or other, was $254,250.00.
