August 2025 Registry Recording Statistics

Barnstable County Register of Deeds, John F. Meade, reports that the volume of real estate sales in August 2025 was up 0.6% from August 2024 volume and the total value of sales rose 7% from the previous year.  The median individual property sale value was up 3.9% from the previous year.  There was a 0.8% decrease in the volume of mortgage activity from August 2024 levels.

Year to Date: Volume of Sales is down 2.5%; Total Value of Sales is up 2.7%; Individual Sales Value is up 3.1%; Mortgage Volume is up 5.5%.

Register Meade reports that there were 480 deeds recorded at the Barnstable Registry of Deeds in August 2025 with stated sales values above $50,000.00 representing a stated value of $432,581,557.00 in county-wide real estate sales. Based on all property sales valued above $50,000.00, the median sale price of property in Barnstable County in August 2025 was $660,000.00.

There were 659 mortgages recorded with values above $50,000.00 in August 2025 with a total value of $515,062,085.00.  The median mortgage amount, commercial, residential, or other, was $370,000.00.

By way of comparison, there were 477 deeds recorded at the Barnstable Registry of Deeds in August 2024 with stated sales values above $50,000.00 representing a stated value of $404,294,228.00 in county-wide real estate sales. Based on all property sales valued above $50,000.00, the median sale price of property in Barnstable County in August 2024 was $635,000.00.
