SALES VALUE & MORTGAGE VOLUME END YEAR ON HIGH NOTE!

Barnstable County Register of Deeds, John F. Meade, reports that the volume of real estate sales in December 2025 was up 4.3% from December 2024 volume and the total value of sales rose 3.6% from the previous year.  The median individual property sale value was up 11.6% from the previous year.  There was a 26.5% increase in the volume of mortgage activity from December 2024 levels.

Year to Date: Volume of Sales is down 0.3%; Total Value of Sales is up 6.6%; Individual Sales Value is up 3.7%; Mortgage Volume is up 9.6%.

Register Meade reports that there were 489 deeds recorded at the Barnstable Registry of Deeds in December 2025 with stated sales values above $50,000.00 representing a stated value of $513,231,240.00 in county-wide real estate sales. Based on all property sales valued above $50,000.00, the median sale price of property in Barnstable County in December 2025 was $720,000.00.

There were 878 mortgages recorded with values above $50,000.00 in December 2025 with a total value of $616,262,731.00.  The median mortgage amount, commercial, residential, or other, was $423,150.00.

By way of comparison, there were 469 deeds recorded at the Barnstable Registry of Deeds in December 2024 with stated sales values above $50,000.00 representing a stated value of $495,475,145.00 in county-wide real estate sales. Based on all property sales valued above $50,000.00, the median sale price of property in Barnstable County in December 2024 was $645,000.00.
