SALES VOLUME JUMPS, VALUE RISES!

REPORT OF BARNSTABLE COUNTY REAL ESTATE ACTIVITY
FOR THE MONTH OF JULY 2020
Barnstable County Register of Deeds, John F. Meade, reports that the volume of real estate sales in July 2020 was up 42.6% from July 2019 volume and the total value of sales was up 68.4% from the previous year. The median individual property sale value was up 18.2% from the previous year. There was a 65.5% increase in the volume of mortgage activity from July 2019 levels.
Year to Date: Volume of Sales is down 5.8%; Total Value of Sales is up 0.3%; Individual Sales Value is up 9.2%; Mortgage Volume is up 49.5%.
Register Meade reports that there were 881 deeds recorded at the Barnstable Registry of Deeds in July 2020 with stated sales values above $50,000.00 representing a stated value of $552,409,788.00 in county-wide real estate sales. Based on all property sales valued above $50,000.00, the median sale price of property in Barnstable County in July 2020 was $455,000.00.
There were 1,815 mortgages recorded with values above $50,000.00 in July 2020 with a total value of $695,224,712.00. The median mortgage amount, commercial, residential or other, was $311,500.00.
By way of comparison, there were 618 deeds recorded at the Barnstable Registry of Deeds in July 2019 with stated sales values above $50,000.00 representing a stated value of $328,110,176.00 in county-wide real estate sales. Based on all property sales valued above $50,000.00, the median sale price of property in Barnstable County in July 2019 was $385,000.00.
There were 1,097 mortgages recorded with values above $50,000.00 in July 2019 with a total value of $408,579,484.00. The median mortgage amount, commercial, residential or other, was $292,000.00.
