SALES VOLUME CONTINUES SLIDE, MORTGAGE VOLUME SPIKES!

REPORT OF BARNSTABLE COUNTY REAL ESTATE ACTIVITY
FOR THE MONTH OF JUNE 2020
Barnstable County Register of Deeds, John F. Meade, reports that the volume of real estate sales in June 2020 was down 9.5% from June 2019 volume and the total value of sales was down 3.7% from the previous year. The median individual property sale value was up 3.4% from the previous year. There was a 57% increase in the volume of mortgage activity from June 2019 levels.
Year to Date: Volume of Sales is down 14.2%; Total Value of Sales is down 11.5%; Individual Sales Value is up 5%; Mortgage Volume is up 46.5%.
Register Meade reports that there were 684 deeds recorded at the Barnstable Registry of Deeds in June 2020 with stated sales values above $50,000.00 representing a stated value of $402,122,103.00 in county-wide real estate sales. Based on all property sales valued above $50,000.00, the median sale price of property in Barnstable County in June 2020 was $420,000.00.
There were 1,698 mortgages recorded with values above $50,000.00 in June 2020 with a total value of $742,018,647.00. The median mortgage amount, commercial, residential or other, was $295,600.00.
By way of comparison, there were 756 deeds recorded at the Barnstable Registry of Deeds in June 2019 with stated sales values above $50,000.00 representing a stated value of $417,475,007.00 in county-wide real estate sales. Based on all property sales valued above $50,000.00, the median sale price of property in Barnstable County in June 2019 was $406,000.00.
There were 1,083 mortgages recorded with values above $50,000.00 in June 2019 with a total value of $401,928,594.00. The median mortgage amount, commercial, residential or other, was $285,000.00.
