SALES VOLUME DROPS, VALUE RISES!

REPORT OF BARNSTABLE COUNTY REAL ESTATE ACTIVITY
FOR THE MONTH OF MARCH 2018
Barnstable County Register of Deeds, John F. Meade, reports that the volume of real estate sales in March 2018 was down 20% from March 2017 volume and the total value of sales was down 15.7% from the previous year. The median individual property sale value was up 7% from the previous year. There was an 8% decrease in the volume of mortgage activity from March 2017 levels.
Year to Date: Volume of Sales is down 4.7%; Total Value of Sales is up 2.5%; Individual Sales Value is up 4.5%; Mortgage Volume is down 8.9%.
Register Meade reports that there were 522 deeds recorded at the Barnstable Registry of Deeds in March 2018 with stated sales values above $50,000.00 representing a stated value of $246,168,115.00 in county-wide real estate sales. Based on all property sales valued above $50,000.00, the median sale price of property in Barnstable County in March 2018 was $353,000.00.
There were 959 mortgages recorded with values above $50,000.00 in March 2018 with a total value of $390,552,320.00. The median mortgage amount, commercial, residential or other, was $252,345.00.
By way of comparison, there were 653 deeds recorded at the Barnstable Registry of Deeds in March 2017 with stated sales values above $50,000.00 representing a stated value of $292,085,068.00 in county-wide real estate sales. Based on all property sales valued above $50,000.00, the median sale price of property in Barnstable County in March 2017 was $330,000.00.
There were 1,042 mortgages recorded with values above $50,000.00 in March 2017 with a total value of $384,260,177.00. The median mortgage amount, commercial, residential or other, was $250,000.00.
